Conversion to Community Shopping Center:
Originally Built – 1994, by WestPoint Pepperell and purchased in 1990 by Rothchild Group – Charters Oaks Management Co.  After San Marcus Outlets started becoming the dominant outlet center for the area, NB Marketplace started losing sales volumes & tenants started relocating to San Marcus.
Charter Oaks tried to reposition MarketPlace the same way it was re-tenanting some of it’s other under performing outlet centers by adding some entertainment type tenants (Cinema 12 & Mamacita’s) and non-outlet tenants (Hastings).  By 2001 Charter Oaks decided that since all of their experience and leasing personnel (in Virginia & New York) was exclusively in the outlet business, they should sell NB MarketPlace before it deteriorated any further.  Wiggins Property Co. Inc. contracted to purchase the Center in Spring of 2001 with the two largest tenants, WestPoint Stevens (no longer here) & Oniel Theaters (now operated by Texas Cinema).  Pat Wiggins (Owner) planned to tear down the corner buildings, update the physical appearance of the property and start generally converting the property and it’s image from an over the Hill Outlet Center to a Traditional Community Shopping Center and ultimately into what has become a “Town Center”.  The plans were completed in late 2001. 
Plan included replacing a lot of items that were in good condition, but very dated:
1. Tearing off 4x4 blue & white tile on entire center storefronts.
2. Replaced tile & stucco surfaces with stone veneer.
3. Replaced all under canopy light fixtures with indirect halogen fixtures.
4. Repainting all surfaces on the front of center with contemporary color scheme and to completely upgrade the center pylon sign with stone base, individual tenant sign panels & new color. 
Then came the job of starting to re-tenant the Center with the right mix of tenants. 
Pat will continue to upgrade and enhance the MarketPlace to further engrain it as the finest Shopping/Entertainment destination in Comal County.
